Residential and Commercial Real Estate & Title

REAL ESTATE TRANSACTIONS AND TITLE INSURANCE

At Oliver, Price & Rhodes, we have several decades of experience representing buyers and sellers of residential and commercial real estate. The purchase or sale of a home or business, for many, is one of the most significant transactions in which he or she will become involved. Representation of a party in a real estate transaction requires great precision and attention to detail. At Oliver, Price & Rhodes, our goals are to make this process as simple as possible for our clients while providing the most efficient legal representation, and to make sure that the purchase or sale of your home or business is handled in the most professional manner.

Real estate transactions have become much more complex through the years. There are various documents including but not limited to the contract for sale, addendums, adjustments at the time of closing for items such as mortgage payoffs, real estate taxes, realty transfer taxes, lender charges and various other items. Calculation of these items must be done in an accurate and knowledgeable manner.

Almost all lenders now require title insurance in real estate transactions. A title insurance policy insures that the title to the property is good and marketable and that the new mortgage is the first lien on the property. The premium rates for title insurance are regulated by the Pennsylvania Insurance Department and is based upon the purchase price and/or the amount of the mortgage. Our firm is agent for several title insurance companies.

Commercial real estate transactions require depth and breadth of expertise in business transactions and commercial litigation, and include a wide range of issues such as the purchase or sale of a business or commercial property, long and short term commercial leases, zoning issues, and landlord-tenant disputes. Our transactional and litigation attorneys have the experience and knowledge to address these concerns. More information about our business law or litigation practices can be found under Areas of Practice.
